How it works

Add the booking. The sums are done.

The levy is charged per stay, with caps and exemptions that differ from place to place. Levynote does the working out, so your spreadsheet can retire.

Add your bookings

Dates, guests and what you charged. A few taps for each stay, from your phone or your computer.

The levy is worked out

Under the rule where your property is, including caps on long stays and the stays that don't count.

File on time

A reminder before each return, with the figures ready to copy into your council's or the Welsh Revenue Authority's service.

Why Levynote

Less admin for the one thing that changed this year.

The right rule, every time

Edinburgh charges a share of the price, capped at five nights. Wales charges per person, per night. Levynote knows which applies to which property.

Records ready to hand over

Every stay and what was due, kept tidy and exportable, in case your council or the Welsh Revenue Authority asks to see them.

All your places in one list

Up to three properties on one plan, each with its own location and rule. Agents can manage more.

Price

Less than one night's levy a month.

No set-up fee and no contract. Your first month is free, and you can stop whenever you like.

£8
a month for up to three properties. Or £80 a year.

Questions

Good to know.

Does Levynote file the return for me?

Not at first. It works out the figures and reminds you before each return is due, ready to copy into your council's or the Welsh Revenue Authority's service.

Where does it work?

Edinburgh now. Wales from 1 April 2027 in the areas that bring the levy in, and Welsh hosts need to register with the Welsh Revenue Authority by 31 March 2027. More Scottish councils will follow as they start.

Is this tax advice?

No. Levynote applies the published rules to the bookings you enter. The rules are set by each council and government, and the return is yours.

When does it open?

Before the Welsh levy starts in April 2027. Leave your email and you'll hear the day it does, with your first month free.

Spend the time on your guests instead.
